Using AI, the system automatically detects walls, windows, and doors to generate a precise digital model of the property.
Floor plans are standard practice for real estate agents. However, for many prospective buyers, they are anything but intuitive. Lines, symbols, and measurements require spatial reasoning skills—something not everyone possesses. Furthermore, not every available floor plan for a property is of optimal quality: traces of multiple copies, poor scans, creases due to size—what you receive from sellers, building authorities, and the like is usually less than ideal.
This often leads to important information being lost. Potential buyers don’t fully understand the layout or quickly lose interest because they can’t properly visualize the property.
This is precisely where Paper2Pixel comes in.
With Paper2Pixel, users can easily upload an existing floor plan – whether as a PDF document or a photo of a printed plan. The AI analyzes the floor plan and automatically recognizes the building’s structure. This works just as well with hand-drawn and low-quality floor plans as it does with high-resolution plans.

To ensure the model is accurately scaled, the system only needs one reference measurement from the floor plan.
Users simply select a known distance on the plan using a digital ruler in the interface and enter the corresponding real-world measurement. The AI applies this reference to the entire layout and generates a correctly scaled model.

The current version of Paper2Pixel automatically recognizes key architectural elements in floor plans, including walls, windows, and doors. This allows the AI to interpret the basic structures of properties with high precision and translate them into digital models.
Development is still in its early stages. Occasionally, manual correction of individual walls is still necessary. However, the more Paper2Pixel is used by our users, the better the AI’s recognition capabilities will become. Currently, it achieves an 80% accuracy rate across all quality levels.
Future versions will allow the AI to recognize furniture already drawn in the floor plan. This will enable even faster conversion of existing floor plans and new forms of automated room visualization. Furniture already included in the floor plan can then be directly transferred to the digital model.
Creating a digital real estate model has often been a complex and time-consuming process: manual modeling, specialized software, or external service providers. Our process was also largely manual, involving the manual redrawing of existing floor plans. While it’s still possible to quickly create a digital twin using a LiDAR scan of the actual property, this requires you to be physically present at the property first.
