Thanks to augmented reality, you can now see all the furniture from our library in the actual property. We’ll tell you why this is a real game changer and how the feature will be significantly expanded in the future!

Why our AR furniture sparks the imagination

Empty properties don’t always make a good impression during a viewing. Most prospective buyers struggle to visualize how the property will look once they’ve furnished it. If the seller has already furnished the apartment, the existing furnishings might not perfectly match the tastes and needs of potential buyers, but they do at least provide a sense of scale and placement.

This is one reason why home staging has proven so effective for vacant properties – furnishing not only makes the property more inviting and welcoming, but also provides a spatial orientation to help with one’s own interior design. However, home staging isn’t exactly cheap (usually around 2% of the asking price), it requires external service providers, and large pieces of furniture, such as those used for storage, aren’t included.

It’s much simpler to digitally insert furniture into the property. That’s precisely why augmented reality is so valuable during property viewings.

Providing orientation – answering pressing questions

Digitally refurnish your property and inspire potential buyers – this concept is already working successfully with your digital twin: the 3D model. During viewings, however, you have a clear advantage: you’re there live with your prospective buyers, right in the property around which your entire marketing campaign revolves. Of course, you could also use your smartphone or tablet to virtually furnish an empty property. But it’s far better to work with something you have nowhere else in the marketing process: the actual property!

Answer pressing questions, such as whether a double bed will fit in the bedroom or how big the sofa should be in the living room. How? By simply inserting the furniture into the real property using augmented reality via our app. And you have access to all the furniture in our extensive furniture library – which is already quite a lot.

Simply select the desired object, and it will appear on your screen, with the room live in the background thanks to the activated camera. Now you can easily grab the object and place it anywhere in the room. Because the room is always live in view, you can also rotate or move freely around the room at the same time. Once the desired piece of furniture is placed in the room, it remains anchored and can also be viewed from different angles. This allows you to digitally place not just one piece of furniture, but as many as you like to create an entire scene.

This way, your potential buyers are no longer standing in an empty property, but in one enhanced with digital furnishings. Looking through the lens of your smartphone or tablet, you gain a deeper understanding of how best to arrange your own furnishings and what you can later do with the property yourself. But that was just the beginning of our development.

From predefined furniture to your own personalization
Customer-supplied furniture

While the furniture in our library provides a first impression of potential furnishings, it doesn’t yet reflect one crucial aspect: the personal preferences of prospective customers. But that’s about to change!

Soon, prospective customers will be able to digitally bring their own furniture and furnishings to the viewing. We’re taking things a step further than simply asking, “Will a piece of furniture of size XY fit in there?” and answering one of the most frequently asked questions: “Will my furniture fit in there?”

This significant step won’t happen all at once, however, as it requires two things: First, the ability to scan your own furniture and transform it into a digital object that can be integrated with AR. Second, a dedicated login for prospective buyers—a kind of digital wallet—where they can save their scanned furniture and take it with them to the property they’re viewing with you as the real estate agent.

Step one is currently under development and will be available soon. All that’s needed to convert it into an AR object is a photo of the furniture and a measurement of its size (width or height). As always, artificial intelligence will handle the rest. Step two will be one of our major projects for 2026. We don’t want to give too much away just yet, but the prospective buyer login will also be equipped with many other useful features, such as the ability to modify the furniture layout in a 3D model and save that configuration.
